Enter listing into MLS
Publish advertisements in all of the following:   --  AOL, backpage, Craigslist (updated every 4 days), DotHomes, Enormo, MRMLS, The Claw, and almost every MLS in Southern California, Twitter, Google base, HotPads, Local.com, Lycos, Oodle, Postlets, TheMLS.com, Vast, Yahoo!, YouTube, and numerous other websites.
Put up "For Sale" sign
Install lock box
Hold Sunday Open House
Schedule a Broker's Open House; usually bringing more than 30 local Realtors to tour home
Receive phone calls from potential buyers
Schedule appointments and show space to potential buyers
Communicate with status updates every week, advise of transactions in the market
Present, discuss, and evaluate all offers promptly
Screen potential buyers for pre-approval letters and proof of funds requirements
Review price based on agent input and market conditions
Weekly status report to sellers
Discuss comments from agents and prospects
Ensure all disclosures are met, all legal requirements satisfied.
Coordinate and monitor the settlement process
Monitor progress toward closing when a contract is accepted
Monitor the appraisal and the buyers loan approval
Stay in contact with the selling agent to make sure buyers tasks are proceeding smoothly
